The size of that room is not "7.25 square meters" but "7.25 tatami mats", a tatami mat being approximately 90 x 180 cm. This is the standard unit for measuring rooms in Japan, with the additional twist that "one tatami mat" is slightly smaller in a "mansion" (i.e. house built with concrete) than in an "apaato" (a house built of wood).

So the size of that room is more like 12 square meters.

either that or it means the room comes with 72½ sheets of nori!

actually, though, i don't think these different characters for -jō correspond to the tatami size-standard variations (at least not reliably)

i don't really know, though - i haven't yet shopped for an apt in japan myself, and initial googling just turned up varying anecdotal claims about why/how 帖 has come to be used sometimes for 畳

well, no, 畳 (as tatami) is the kanji for tatami mat and, as -jō, is also the counter for tatami mats.
but you're right, the counter 帖 is also being used now.

i suspect it just came to sometimes be used in place of 畳 as the counter because they have the same reading and sort of similar meanings:
畳 is specifically a counter for tatami mats;
帖 is originally a counter for a bunch of other things (folding books, screens, and shields; sheets of paper or nori in varying numbers per 帖, etc.)

whether or not using 帖 changes the meaning or nuance, though, seems to depend on who you ask:
